The importance of having a bespoke tenancy agreement cannot be overestimated. A few hundred pounds spent having one drafted that can be used again and again is vital in the event of a dispute with your tenant.
Likewise having your section 8 or section 21 Notices properly drafted so that they are valid could save you time and money. It is a disaster if you have to redo them in the event they are said by a court to be defective and you have to begin the whole process again which in some case can lead to a delay of 5 months or more!
